01 April, 2010 General Report on Real Estate Trading in the Kingdom of Bahrain up to the End of 2008
As part of the overall economic activities and despite the consequences of the economic crisis, we believe that real estate sector still attracts investors' confidence in Bahrain as one of the safest tools of investment.
Realized Real Estate Results for the Year 2008
The realized trading results in Real Estate for the year 2008 indicates an increase by 18% compared to the value of transactions in 2007.
The total real estate trading value in 2008 peaked at BD 1,655,702,654 compared to BD 1,356,649,381 in 2007; with an increase of BD 299,053,273, while March marked the highest boom in real estate market activity for 2008 with transactions value of BD 242,273,758.
Further, the highest trading rate in the market up to the end of 2008 was in the 2nd quarter which peaked up to 33%, followed by 32% in the first quarter, 22% in the third and 13% in the fourth.
Trading Rates on Governorate level
Of all governorates, Capital Governorate attracted the highest trading rate with a 47%, followed by Muharraq with 21%, then the Northern Governorate with 16%, the Central Governorate with 10%, and finally the Southern Governorate with 6%.
GCC and Foreigners Real Estate Trading
During the past period of this year, realized transactional results for Bahraini citizens peaked up at 89% of the market share, with 11% for foreign traders and form GCC states.
Saudi citizens recorded the highest transactions share compared to other nationalities with trading value reaching BD 93,684,592. Kuwaitis ranked second with a value of BD 57,798,262 followed by Qataris with a value of BD 7.010.129.
