Property Division

Screening or Division Registration Transaction  

 

Required Documents:

  1. Original document or original documents if the property allocation is through a division contract.
  2. Original division contract.
  3. Copy of passports or ID cards (valid) for non-Bahrainis.
  4. If registering a division contract where the property is divided into sections, approval from the Urban Planning and Development Authority for the division is required.

 

Transaction Fees:

  • Fixed fee of 5 Bahraini Dinars per transaction.
  • One Bahraini Dinar fee per registration form for each transaction.

 

Registration Obstacles:

  • A property reservation letter from the courts under the Ministry of Justice and Islamic Affairs preventing property disposal (placing a restriction) and which is noted in the Land Survey and Registration Authority records.
  • Noting in the register the filing of a lawsuit related to a proprietary right on the property.
  • Submission of the notarized contract after one year from its notarization.
  • Issuance of a decision from the Minister of Works, Municipalities Affairs, and Urban Planning prior to registration concerning property ownership.
